Pre-listing inspections
are becoming one of our most requested inspections! Performing an inspection
before a home is listed is one of the smartest investments a home seller
can make.
Benefits
for Home Sellers
- Home may sell faster.
- No more buyers walking
away because they think there is a problem with the house.
- No renegotiations based
on the inspector's findings.
- No confusion where an
inspector has raised an issue that is not a big problem.
- No more parade of inspectors
through the home before a multiple-offer situation.
- Resolve any differences
of opinion before the house goes on the market.
- Fix any problems
you like or recognize the problem and reflect it in the purchase price
- take it off the table as a negotiating tool against your client.
- Fifty copies of a one
page executive summary report are provided for distribution at open houses.
Benefits
for Home Buyers
- Make an offer with confidence.
- A detailed report will
put things into perspective prior to an offer being made.
- Eliminates the need
to put an inspection clause in the offer.
Steps
in the Pre-Listing Process
- One of our inspectors
performs a home inspection and provides you with our comprehensive Horizon
inspection report where all of our findings are neatly laid out.
- We take digital photographs
of the home and then assemble a full-colour, one page summary of the inspection
highlights complete with cost estimates and time frames.
- The ‘inspection
package’ is displayed for potential buyers to view. You may also
wish to print a copy of the Horizon inspection report or you might offer
to have the report emailed to the prospect.
