Comments

This well built home is approximately 26 years old and has been well maintained over the years. Like most homes of this age, there is a combination of newer and older systems. The asphalt shingle roof is newer and home is equipped with a 125-amp electrical service, which is suitable for a home of this size. All of the visible distribution wiring is copper. The kitchen has been updated and there is a new, well-installed, 3-piece washroom in the basement. The windows are older but still functional.

Recommendations

Potentially significant expenses over the short term are identified below. Refer to the Home Reference Book report for details on these and other recommendations.

Heating and Cooling – While both the gas furnace and air conditioner have been well maintained over the years, they are beyond their typical life expectancy. Continue to use and service these units until replacement is necessary.
(Cost: $5,500 to $7,500 for both)

Exterior – Re-slope the interlocking stone walkway on east side of the home to direct water runoff away from the building.
(Cost: $1,000 to $2,000)
