Pre-listing
inspections are becoming one of our most requested inspections!
Performing an inspection before a home is listed is
one of the smartest investments a home seller can make.
Benefits for Home Sellers
- Home may sell
faster.
- No more buyers
walking away because they think there is a problem with the
house.
- No renegotiations
based on the inspector's findings.
- No confusion where
an inspector has raised an issue that is not a big problem.
- No
more parade of inspectors through your home before a multiple-offer
situation.
- You resolve any
differences of opinion before the house goes on the market.
- You
fix any problems you like or recognize the problem and reflect
it in the purchase price -
take it off
the table as a negotiating
tool
against you.
- Inspection includes
a report that becomes the future buyers guide to home ownership
for years to come -
The Home Reference Book.
- Thirty copies of
a one page executive summary report are provided for distribution
at open houses.
Benefits for Home
Buyers
- Make an offer
with confidence.
- A detailed
report will put things into perspective prior to an offer
being made.
- Eliminates the
need to put an inspection
clause in the offer.
Steps
to a pre-listing inspection.
- You decide
that you would like to sell your home.
- One of our
inspectors performs a home inspection
and provides you with our popular Home Reference
Book where
all of our findings are neatly laid out.
- We take
digital photographs of the home and then assemble a full-colour,
one page summary of the inspection highlights complete with
cost estimates and time frames.
- The ‘inspection
package ’ is displayed along with the Home
Reference Book for potential buyers to view.
- A reasonable
offer is presented to the home seller by an educated buyer
based on the findings in the report with an optional home orientation
for the buyer by the inspector.
- Buyer and
seller proceed with little of the anxiety of a home inspection
because it has already been performed and the results are known.
- Everyone
is happy!
What are people saying?
"I love Pre-listing
Inspections by Boulevard Property Inspection! The great thing is, they
take away the worry of
a conditional offer. Boulevard prepares 50 colourful Summary Reports
so everything
is up front...this makes for less conditions and a quicker
sale. Buyers have the opportunity to do a full walk-through with
the inspector for
a minimal price. A win/win situation for all!! Thanks Boulevard!

- Deborah Anderson-Spizziri, Re/Max Realty Specialist Inc.
"We had 3 showings
and potentially 2 offers. On the strength of the inspection report,
the purchaser felt confident
about submitting
an unconditional offer. This property was sold in just over 24
hours on the market ! "
- Tom Lebour, Royal LePage Real Estate Services Ltd.
"A pre-listing
inspection is an excellent marketing tool that adds credibility and
professionalism
to our industry. As a
result of these inspections my Sellers have far greater confidence
in the selling process knowing, in advance both the deficiencies
and benefits
of their home.”
- Peter Howell – Royal
LePage Real Estate Services
"Pre-listing Inspections
- Wow! What a great idea! The
potential buyers all seemed to find the pre-inspection report
useful and it made them think that the vendors had nothing to
hide. We had two offers and the pre-inspection allowed both offers
to remove their condition on inspection and proceed with a firm
offer. Good for the buyers as well as the sellers."
